Understanding how people live, work and play was crucial for the success of the Avoca Lakes project. In order to bring to life the vision for the project, creating a high-quality development with a natural spring as the focal point, we had to look at how design could influence the behaviours of the residents.
The THG team used swimming pool fences to allow for uninterrupted views of the parklands and to encourage homeowners to keep their yards in beautiful condition. A road network that surrounded the central lakes was used to frame the area as pristine public space, encouraging residents to treat it with respect.
THG worked closely with council, who were keen to see extensive integration with the existing parkland. We were lucky to be able to work with a client who understood the big picture, understanding that proximity to open space is a key component in creating a place where people want to live.
THG’s strategic skills were also employed to determine the best way to stage the development. Part of the project was zoned non-urban, which is impact assessable. THG were able to stagger the stages so the project could proceed while the impact assessment was being completed on other stages. THG were able to find an answer that was beneficial for the cash flow of the client and ensured that the development would have a sense of continuity on completion.
